To address noise concerns, we construct our common wall to be approximately 8.5” thick with drywall down the center and 2x4 construction, insulation and drywall on either side.

Yes, individual homeowners may install a satellite dish according to the rules of their specific HOA. Please refer to the Community Guidelines for more specific details.

Guest(s) can park in the driveway directly in front of your garage or on the street. If your guest is staying for over 48 hours, please contact your HOA for special permission.

The number of pets in a home is dependent on the community. Please check with your Sales Consultant for more specific information.

No, a retractable awning may not be installed however the HOA allows an umbrella and table to be used on the patio.

There are many social activities planned in the community. Calendars are either emailed and/or posted in the clubhouse to make residents aware.  As a homeowner, you also have the opportunity to rent the clubhouse for personal usage for a fee. Please check with your Sales Consultant for the amount at your community.

Potted plants are allowed on the patio in a pre-approved container.  A design request form is required for any other changes to landscape.

This request must be directed to the HOA. The landscaping follows a pre-approved design plan for the entire community.

Approximately 75 days before closing you will know the closing timeframe. For each community this is set by either drywall installation (TN/MS) or texturing drywall (CO). Typically your sales consultant will alert you one month in advance to the exact date of your closing and you will select the time that is convenient for you.

The amount of the HOA dues depends on the community. The HOA dues typically cover all exterior maintenance; painting, roof, landscaping, trash and snow removal. In addition you have the use of the clubhouse, pool and exercise room. Please discuss with your Sales Consultant for more specific information on the community in which you are interested.

Your HOA dues also include insurance on the structure. You will need to contact your insurance agent to receive a quote on contents insurance.

Owning a condo is a wonderful type of home ownership that relieves you of the worry and responsibility of exterior home maintenance.

You own the inside air space of your home and its contents. The insurance and maintenance of the exterior of the building is paid for and managed by the HOA.

If you decide to sell your home you may do so just as if it were a detached home:

  1. Sell by owner or
  2. Contact a realtor to provide this service.
